Overview

The developer of this 5 acre parcel in a growing north San Antonio suburb wanted to create a retail & office community with the ambience of 'Main Street'.

The design solution turns the typical retail center layout inside out, with buildings facing an internal 'street' system. The arrangement of 2 linear buildings and a 3rd L-shaped building form a natural sense of enclosure and create a central pedestrian space. The angled parking scheme decreases the expanse of paving between sidewalks and maximizes convenient access to the various shops. Placing a portion of the parking behind the buildings allows needed parking density to be achieved while keeping a pedestrian friendly face on the front of the buildings.

The facades are broken down in visual scale into the proportion of a traditional main street storefront scene and varied in materials, offering visual interest and allowing for easily identifiable individual tenant spaces.
