Overview

This building program involves offices for a rapidly growing medical practice. A building program of 7,000-8,000 s.f. was identified to accommodate 4 physicians and their support personnel.

The one-acre site, apart from 5 mature trees, was virtually devoid of pervious cover. It was strewn with a seemingly random array of structures (6 separate buildings and a large, open-sided shed) in various states of repair.

Multiple design studies considering both all new construction and adaptive re-use were done. Ultimately, an adaptive re-use option utilizing the open shed structure emerged as the most cost-effective and environmentally friendly design solution. The shed was the right size (7,680 s.f.), its foundation and superstructure were in sound condition, and its location on the site facilitated an efficient parking layout while preserving existing trees.

The renovated site is designed for efficient traffic flow while returning almost 30% of the land to pervious cover. The generous new planting areas also nurture the existing mature trees.

A limestone walled courtyard adds depth and detail to the simple lines of the existing structure, provides a visual break from the parking beyond, and creates tranquil views from the patient waiting area. The balance of the interior features a straightforward layout which is both efficient for staff and legible for patients.

The existing structure is finished in a natural toned stucco and crenelated metal wall and roof panels. Punched windows with simply detailed trellises complete the design.
